Notre-Dame-des-sept-allegresses church: a project in preparation

The city declares that it has received a project concept submitted by the Mouradian group. Since this file has not yet been submitted to the urban planning advisory committee, the city cannot reveal its content.

But the promoter confirms that discussions are underway for a project that would occupy the space of the old church ravaged by the flames in October.

“We submitted different options. On the return from vacation, we’re going to see that. The 40 -accommodation project is put aside. For the part that burned, we look at different options to offer something that holds up. ”

The fire last fall left some standing facades, including the one who gives on the Boulevard du Saint-Maurice. In February, the city of Trois-Rivières recommended the preservation of this facade and its two towers in order to integrate them into a future construction.

While recognizing that it is easier to build on vacant land, Mr. Mouradian explains that this recommendation is also one of the options that are analyzed.

“We look at that with engineers and architects to see how we can amalgamate this option. If we are able to preserve it, yes I will keep the facade. It is a technical and engineering challenge. But I think it would add value to the project. ”

Obviously, everyone will also have to assess the cost necessary to integrate this part of the old church into a building whose number of housing remains to be determined.

The return of the holidays should also make it possible to assess the damage caused to this old church which was not covered by insurance and to plan the carrying out of work which will prevent the degradation of the structure.

According to Georges Mouradian, it will be necessary to wait at least until the end of 2026 before seeing construction work there. But it is not the only old church that is part of the Mouradian group’s projects.

Former Sainte-Marguerite church

In this return from the construction holidays, the group launches the work consisting in adding two buildings with housing to the four which are already in place on the land of the old Sainte-Marguerite church.

The two future buildings will have 48 homes each. This last step at this location represents an investment of 25 to 30 million dollars, or about the same amount to erect the first four buildings each housing 18 dwellings.

“Housing [des quatre immeubles] are all rented. Even if the crisis is quietly absorbed, there is still a fairly strong demand, ”observes Mr. Mouradian.

Regarding the old Saint-Jean-de-Brébeuf church, the promoter mentions that the project has not yet been established.

“We do not know how many buildings or the number of dwellings. But it’s a large land and the location is good. ”

Obviously, nothing will be done at this place before 2027 or 2028.
