One of the largest economic parks in the Bordeaux metropolis is under construction in Haillan

From architectural project to reality. The future Mileway Parks Arboretum activity area is no longer an abstraction of paper. Since March 31, construction machines have invested a space of 37 hectares bordering rue Toussaint-Catros, in Haillan. The metal frame of the first building is already visible.

Integrated into the operation of metropolitan interest (OIM) Bordeaux Aéroparc which has just celebrated its 10th anniversary, the current economic development signs the retraining of the former industrial site of Thales. This new generation activity park will be deployed on 69,000 m² at the Mérignac border. It will total 10 buildings from 1,600 to 13,000 m², modular according to business needs. “It is a major project for Bordeaux. And also our biggest development operation in France, ”underlines Aymeric Canivenc, president of Mileway France, a weight player on the continent.

Indeed, this property is the largest owner and manager of real estate assets dedicated to the logistics of the last kilometer in Europe. It manages a portfolio of 1,600 goods weighing 14 million square meters ventilated in more than ten countries. In France alone, more than 200 workers, including ten in the Bordeaux agglomeration (Ambarès, Mérignac, Bègles, Saint-Jean-d’Aillac, etc.). The company is backed by the American Investment Fund Blackstone. Its comfortable financial base allows it to launch the operation in white, that is to say before having signed the first tenants. The amount of the operation approaches 100 million euros. “We are confident in the dynamism of the Bordeaux metropolis,” says Aymeric Canivenc.


The marketers will have an immersive application which will allow potential takers to evolve virtually on the site.

The leader was present at Haillan Thursday, July 3, not to lay the first concrete block of the program, but to plant a symbolic tree, in the presence of Andréa Kiss, mayor of the town and vice-president of Bordeaux Métropole in charge of urban and natural development.

The delivery of the first five buildings is scheduled for next January. The cadence will be supported. No question of spreading the site on a five -year phasing. The objective is to finalize the entire operation by July 2026. The marketing started via a mandate entrusted to BNP Paribas Real Estate and CBRE. The door is open to all business typologies. “We will be able to accommodate SMEs with industrial or storage activity, agencies of large groups, even companies wishing to move their headquarters. Buildings visible from the Technological Boulevard (rue Toussaint-Catros) will be adapted to the creation of professional showrooms, catering, ”explains Aymeric Canivenc, which hopes up to 800 employees in the area.


The arboretum at the bottom of the plot will be preserved and valued.

Aeronautics and others

The proximity to the flagships of aeronautics and space (Thales, Dassault, Safran, Arianegroup, etc.) should interest subcontractors in the sector, start-ups out of the cockpit incubator. From there to fill the 69,000 m² … “There will be no filter at the entrance. The Bordeaux economic fabric is very varied. We will find this mix with us, ”agrees the boss France.

The property will remain the owner of the buildings. Its strategy is to put all the lots for rental. Mileway Parks Arboretum will not be managed from London or Paris but from an office (28e) which will open this summer in Bordeaux. The operation will be carried out by the builder-promotor quartus, on the plans of the agency Franc Architectures. The objective is to seek ambitious environmental criteria such as BREEAM Excellent certification and Biodivercity labeling. 25 hectares of wooded green spaces will be protected and valued by the client, including the Arboretum of Toussaint-Catros. Devices aimed at preserving biodiversity will be implemented. Regarding energy, a 28,000 m² photovoltaic power plant with a power of 5 MWC will be installed on the roofs.

“It is the culmination of a long process. The reindustrialisation of this space had been expected for years. Mileway will build on a grip that was already waterproofed, underlines Andréa Kiss. This park is interesting for companies needing premises and it is a major issue for the municipality. Buildings that come out of the ground, these are tax revenues that come in. Will accessibility be there? Not necessarily in the same tempo since the expansion of the technological boulevard (with bus corridors, cycle paths and sidewalks), on the Haillan side, is rather announced by 2027.
