The number of housing increases from 82 to 99

“With 82 units, my project cost me too much to be affordable. It is a question of rent. We therefore enter 99 units instead of 82 in the same number of square feet, ”explains Anthony Thériault-Marghem, Managing Director of Lüdiq.

Recall that the mission of the OBNL is to promote the well-being of the family and the development of the child. Two -thirds of the units will be five and a half or half.

However, he added five lofts which will be available for UQTR students whose study program is linked to childhood. They will be invited to set up activities for children living in the building.

To increase the number of units, the area of the rooms has been reduced and “certain details have been reviewed”. For example, kitchens will no longer include an island, as was initially planned.

“I have kept all my study spaces, common areas, playgrounds for children. We cut on what was not essential, ”said the director general of Lüdiq.

The organization does not benefit from any government subsidy. He is currently in discussion with the city to obtain a tax credit. Subcontractors involved in construction also agreed to “considerably reduce their profit margin for families,” said Mr. Thériault-Marghem.

The rents will vary according to the income of the tenants, but they will all be lower than the market price.

The director general of Lüdiq abounds with ideas. In particular, it plans to launch a foundation and establish partnerships to reduce the “non -compressible” expenses of its tenants, such as petrol and grocery store. He also hopes that community vehicles are accessible on site.

If everything takes place as planned, the construction should start in mid-October to end in December 2026. An important portion of the land, located south near the Milette river, will be ceded to the city to preserve this natural environment.

Lüdiq intends to build two other buildings of 99 affordable dwellings on boulevard des Chenaux, near the JR Auto trade. This project should not start until next year.

Consultation assembly

As the project has been changed, it must be the subject of a new consultation assembly, which will be held this Tuesday at 6 p.m. at the Town Hall. A first meeting had taken place in May, which only two or three people had attended.

In addition, during this same assembly, another project will be presented. It provides for the construction of two three-storey buildings: one cash from 21 to 24 dwellings, and the other of 33 dwellings, on the streets of Dussault and Saint-Laurent, in the Cap-de-la-Madeleine sector. It includes around fifty parking lots.
