The property tax weighs heavily on owners’ income in these 32 cities, according to a study

According to a study carried out by the Bestaux credit comparator and published this Thursday, the average monthly price of property tax in France is 118 euros per month, with notable variations according to cities.

According to the figures provided by the online credit comparator, the monthly price of property tax in France amounts to an average of 118 euros for housing of 70m2, against 113 euros in 2023, an increase of around 5% for 2024.

Certain cities like Mulhouse or Limoges are rather spared, with monthly property taxes below 100 euros, while Nîmes accuses the blow with a monthly payment of 150 euros, the most important identified by Bestaux.

“In a context of drop in real estate prices and credit rates (3.25% on average currently against 3.75% a year ago), the continuous increase in land taxes only increase their weight in the total budget of owners compared to credit monthly payments!”, Analyzed Aga Bojarska-Serres. This financial weight can sometimes represent up to 2 months of credit to pay each year.

Major differences between major cities

The classification published by the credit comparator shows how many disparities in France concerning the credit monthly payments paid under the property tax.

“The cities for which the weight of the property tax is the most important compared to the monthly payments of the loan are Saint Etienne, Nîmes, Le Havre and Perpignan,” said Aga Bojarska-Serres, adding that the weight of the property tax can represent more than 2 loan monthly payments, or even 3 for Saint-Etienne.

Conversely, other cities like Nice, Lyon, Aix-en-Provence or Paris appear at the bottom of this same ranking for a simple reason: the price of real estate is so important that the weight of the monthly taxes is rather low.

“The weight of this property tax is a key element that must absolutely be integrated into its purchasing budget, especially for first-time buyers who did not pay it as a tenants. It is a charging jump far from negligible, ”advised the bestal specialist.
