The real estate market in Haute-Savoie is under high pressure, with a shortage of goods, an increase in rents and new regulatory constraints. Since the beginning of 2025, rents have climbed strongly: a 50 m² T2 has been rented between 900 and 1200 euros. The increase in interest rates has slowed purchases, freezing the market with few sales and constructions. The sectors close to public transport (Ambilly, Gaillard) are in great demand, but the offer is almost nonexistent. Frontieriers therefore turn to cities like La Roche-sur-Foron and Bonneville, also more and more tense.
The shortage of T1 and T2 is aggravated by strict urban planning rules, notably in Annemasse. Houses within 500,000 euros are also in great demand.
