In Switzerland, despite a 21% increase in housing supply, demand remains too strong, exacerbating the shortage, especially in major cities.

The housing market remains under tension. For the first time in three years, the number of items for rent published on the main Swiss real estate portals has increased, but struggles to meet high demand.
Between April 2024 and March 2025, some 70,000 additional dwellings were offered for rent compared to the same period last year, which corresponds to a leap of 21% over a year. This is what emerges from the OWI index of housing published on Tuesday by the Swiss Association of Real Estate Professionals (SVIT), the Swiss HEV, the Newhome platform, and the Swiss Real Estate Institute.
At the same time, the duration of advertisement has shortened four days, going to 23 days, indicating that the request still clearly exceeds the supply:
“For all the wishes to move can be filled, the offer should be around 10-15% of the housing park per year”
Two cantons are doing a lot
Only the cantons of Neuchâtel and Jura have an overabundance of housing for rent, with durations of announcements of 38 and 49 days respectively, however, however in decline. Conversely, the cantons of Zug (12 days), Schwyz (15 days), Geneva (17 days) and Zurich (17 days) have very short durations, less than 20 days.
In the twelve cities spent reviewing in the investigation, the situation is getting worse for those who are already faced with a shortage, in particular at Coire, or the duration of advertisement falls to 10 days. But also in Winterthour (13 days), Geneva (14 days) and Lucerne (15 days). Against all expectations, Zurich shows signs of slight relaxation, with a duration of 18 days, against 14 days previously.
