Sale price and housing rents started up in the second quarter, according to a study on market trends published by Athome.
The activity regains dynamism on the real estate market in Luxembourg, and prices therefore continue to increase, even if the trend remains unequal depending on the regions and the type of housing.
Thus, in the second quarter of this year, the sales prices of old houses climbed 4% compared to the previous quarter, according to the study published this Tuesday morning by Athome. On the apartments side, prices burst 6.1% in new and 3.7% in the old one.

But all of this is to be qualified according to the regions. The price of old houses thus increases faster (+6.6%over one year) in the west and in the south than in the East (+3.2%) and in the North (+0.7%). On the side of new apartments, it is downright the big gap between the West (+10.5%) and the East (-6.5%).
Brought back to the square meter, this gives prices that climb up to 10,411 euros per m² for new apartments, against 9,620 euros/m² in the third quarter of 2024. The old apartments go up to 8,077 euros/m² and old houses culminate at 6,138 euros/m². Note that the Athome study does not evoke new houses.
Renting rents
If, despite the drop in interest rates that help to boost the sales market, you cannot afford to buy, you can always try to rent accommodation. But be aware that rents also started up in the second quarter. Thus, renting a house will cost you 8.8% more than if you had started rental in the previous quarter. It will cost you 3,430 euros per month. On the apartments side, the increase in rent is 4.2%, at 1,854 euros monthly.
Again, the differences are very marked from one region to another. The rents of the houses have dropped in the east (-7.2%), the north (-4.2%) and the west, but climbed in the center (+6.4%) and the south (+2.8%). For their part, the rents of the apartments fell in the east (-0.8%) and the South (-0.7%) and flambé in the east (+6.5%) and increased more modestly in the center (+1.8%) and in the North (+1.5%).
