Real estate. What are the most expensive Alps stations?

Since 2020, the craze for secondary residences in large Alpine stations has not been denied.

Their prices increased by 30 % on average on all the regions analyzed. This corresponds to an annual increase of 5.5 %.

The reasons for this substantive phenomenon? The telework having developed, young workers appreciate being able to work remotely from a mountain station.

In addition, recurrent summer heat waves motivate many buyers to choose a second -hand residence at altitude.

And finally, the increase in life expectancy allows you to enjoy a vacation residence longer. So makes these homes more attractive.

Switzerland at the top of the ranking

Of the ten most expensive stations of the Alpine Arc, nine are in Switzerland.

The one who comes to the top of the ranking: Saint-Moritz. In this station frequented by the Jet-Set, a high-end holiday apartment costs at least € 23,700 per square meter.

Verbier arrives just after, with prices from € 23,600 per square meter. The following three stations in the ranking are all Swiss: Zermatt (at the foot of the iconic Tervin), Gstaad and Andermatt.

The most expensive French stations

The most expensive French Alpine station is Courchevel (Savoie). In sixth position in the general classification, it displays vacation residence prices from € 19,100/m².

Prices that can even climb up to € 31,900/m² in Courchevel 1,850, the luxurious altitude station, located at the foot of the slopes. A station acclaimed by many celebrities.

It is followed in France by Val-d’Isère (Savoie), which ranks 11e position in the Alps. Then by Méribel (Savoie), in 14e position.

And then by three Haute-Savoie stations: Megève (17e position), Chamonix-Mont-Blanc (18e position) and the clusaz (19e position).

The most expensive Italian and Austrian stations

For the Austrian Alps, the station of Kitzbühel arrives in the lead, in 12e position of the general classification. With prices from € 14,800 per square meter.

And in Italy, it’s Cortina-d’Ampezzo the most expensive station, in 16e position on the entire alpine arc. Secondary residences cost at least € 12,500 per square meter in this station which will accommodate the next winter Olympics in February 2026.
