This year, it was Dinant (Province of Namur) who, in April, decided to set up a moratorium to suspend the creation of Airbnb gîtes or housing (named after this application which facilitates the rental of a property). Not far from there, the town of Hastière has just made the same decision. The municipal college therefore established a moratorium, from August 11, on the creation of new lodgings in the habitat zone. On this date, no new request for the creation of gîte or tourist accommodation can be filed until further notice. This temporary suspension aims to allow in -depth reflection on the impact of these projects in residential districts, in particular on housing, the quality of life of residents and the balance of the local fabric.

This moratorium only concerns the habitat area. In the leisure area, provided for this purpose in the sector plan, the requests for creating lodges and other tourist accommodations remain possible, according to the usual procedures and conditions. “”By this decision, the communal college wishes to explicitly assert the distinction between the residential sectors, where the pressure on housing and the lives of the inhabitants requires special attention, and leisure areas, specifically provided to accommodate Tourist activities. We currently do not know the proportion of the number of lodgings between these two areas. The figures we have are approximate. We will identify them village by village, including those who have not been declared to the municipality, in order to draw up the most precise inventory possible “indicates the bourgmestre Simon Bultot.
With rendering, three years ago
A regulation concerning the creation of new lodgings in the habitat zone will then be drawn up on the basis of this inventory. The idea is not to prohibit but to limit the creation of lodgings in the medium term. The fear of the municipal authority? That the entity is quickly made up of 50 % lodgings.
This fear, the Municipality of Rendeux (Province of Luxembourg) also expressed it three years ago. Free had also reported at the time in the town where the number of second residences and lodges increased. Since then, any new construction has to be used for housing and not for tourism activity. Since this decision was made, things have been better for rendering, it seems. In the coming years, we can expect to see other municipalities located in the green areas of Wallonia making similar decisions.
With rendering, the problem is the excess of lodgings, not the Flemings
