“This is not something that we could have bought on its own”: these three friends pay less than $ 500 per month each for a chalet in condominiums

“For us, it’s just positive and winning”: to access their little corner of paradise in kind, three Quebecers have united their efforts and bought a condominium chalet.

Tenant in Montreal, Louis Chevalier had not yet set foot in the world of real estate before being approached by two of his best friends, with whom he used to rent chalets for short stays.

“I got a little embarked in there,” he says, the laughing tone. I followed them without thinking too much and we had a crush on the first chalet that we visited. ”

A difficult market

The little haven of peace in question, a round wooden chalet located on the edge of a river in Saint-Calixte, in Lanaudière, cost $ 300,000. After paying for the 20%funding, therefore $ 20,000 per co -owner, he finds himself today with a monthly mortgage of around $ 430.

“This is not something that we could have bought on its own, keeps the 33 -year -old man. I am still unable to buy in Montreal and the market is super difficult for young professionals. ”

Communication and equality are the keys to the success of this project, according to Louis Chevalier. Using mobile applications, all expenses are shared between the three co -owners, who also enter their availability in a common calendar.

“It’s going really well,” he believes. The most difficult is when we try to organize to be there three for maintenance tasks or repairs. We delegate while according to our availability. There is always something to do: it is a round wooden chalet from the 1970s. ”

Vision commune

Having an almost blind mutual confidence, the three co -owners have not yet initialed a joint ownership agreement, almost three years after having signed the deed of sale. This carelessness, not recommended by the experts, should be corrected soon, assures Mr. Chevalier.

“We have a tacit agreement, because we are friends and we all go in the same direction,” he explains. We all see the long -term project and not as an investment to make a profit.

“We have heard a lot of myths about this kind of purchase with friends, like what it can break friendships. I only recommend it if you have solid friendships and know that you have the same vision of things. ”

And safe space

Old year old, bad year, Louis Chevalier spends about a month and a half a year to his chalet, where he goes approximately every two weeks. For just over $ 5,000 per year, the investment has something to make Quebecers salivate who had to get into their savings to rent a chalet this summer.

“It is a way out of the city, a safe space which we take advantage of, he concludes. I see it as a long -term interfamily house project. ”
