The increase in sales was found in the three regions of the country. Growth was the strongest in Flanders (around 18.2%), then in Wallonia (+ 16%) and finally in Brussels (+ 8.6%).
It is in the provinces of Walloon Brabant (+ 26.9%) and Luxembourg (+ 19.8%) that the real estate market was the most lively in the first half of 2025 compared to the first half of 2024. Then follow Namur (+ 16.8%), Liège (+ 16.2%) and Hainaut (+ 11.3%).
A residential house in Belgium cost an average of 346,648 euros in the first half, an increase in prices of + 5.1% compared to the annual average of 2024.
In Brussels, the average price of a house increased by + 1.2% to 576,763 euros. In Wallonia, the price of a residential house amounted to 270,627 euros, an increase in prices of + 13.4% compared to 2024. It is in Walloon Brabant that we find the most expensive Walloon houses: 444,902 € during the first half of 2025 or an increase of 6.7% compared to 2024. € 216,837.
Regarding apartments, the average price in Belgium is € 271,994. A stable amount compared to last year (+ 0.2%). In Wallonia, the price increased by + 3.9% to 206,297 euros. In Brussels, the price of an apartment increased by + 1.5%, to reach an average price of 295,068 euros. In Flanders, the average price of an apartment dropped from -0.4% to 281,541 euros. It is in Walloon Brabant that we find the most expensive Walloon apartments with an average price of € 262,403.
