Transaction of the week: Hatley Castle, sold 40% under its “Aubaine” price

Hundreds of properties change hands in Quebec every day, most of them without being able to know the end of details. It was before we were interested … Here is the last transaction that caught our attention.

As original as it is, a residence known in Estrie under the name of Château d’Hatley will have struggled to find takers, even at a price far from that hoped for at the start.

Located on 25 chemin Minton Hill, in the canton of Hatley, this property inspired by the Renaissance era has a total of 18 rooms, including four bedrooms, as many rooms and two shower rooms.

Nestled on the heights of a 23.8 acres plot (75,1912), with a breathtaking view of Lake Massawippi and the Village of North Hatley in a counter-angled, this home of three levels (including the basement) also offers a heated garage for two cars and 14 exterior parking spaces.

The sellers owners, a couple of engineers, bought this building without a building in 2007, from the hands of a family trust – the Halbach Family Trust – established in Tucson, in Arizona. The transaction ended at the time for the sum of $ 302,100.

It was thereafter that the development of this residence, with extraordinary shapes and dimensions, was started. City documents set its construction date at 2009.

After having lived there a little less than fifteen years, the couple presented the house on sale at the end of 2023. In December of that year, their price was set at $ 6.5 million, a “bargain”, according to his real estate broker in an interview in the newspapers of the time.

Finally, after almost two years and multiple drops in the price, the house finds a taker from a couple in the region for $ 3.75 million. It is no less than 40%, or $ 2.75 million less than the price he hoped to draw from this sale originally.

To the last land assessment role, this property was awarded a value of $ 2,757,700. In 2024, his municipal taxes amounted to $ 10,580.

According to the deed of sale signed before a notary on July 16, 2025, the new owners also had to pay transfer duties of $ 103,153.
